Reporting & Negotiation Service
(same as our Full Search Service, except you find the property)

This service is for clients who would like to conduct their own search, or who have already found a property they are interested in purchasing. We compile an independent report on the property you have found and conduct negotiations on your behalf.

This service includes:

Property Inspection
We thoroughly inspect the property to ensure that we're fully prepared before entering into any negotiations or bidding.

Comprehensive Property Analysis Report
When the right property is found we prepare a Comprehensive Property Analysis Report, gathering information from the selling agent; government and commercial data bases; council records and any other sources we consider necessary to provide an independent assessment of the property and its current market value - includes digital interior and exterior photographs, mapping, graphs etc.

Co-ordinate Pre-Purchase Reports
We arrange for all necessary pre-purchase reports and inspections, such as pest & building, body corporate searches and a solicitor's perusal of the contract of sale, to be carried out on your behalf. Please note, all external consultancy fees are at your own expense and will be quoted prior.

Negotiation
Negotiation is one of our key strengths. We will negotiate with the vendor or their agent on your behalf to secure the property at the best price and on the best terms possible for you. We handle private treaty and public auction sales, attending and bidding at auction on your behalf if required.

From Exchange to Settlement
When a deal is agreed and contracts exchanged, we proactively oversee the settlement process to completion, liaising with solicitors, valuers, the vendor's agent, and other professionals. Our aim is to ensure that the deal proceeds to completion smoothly and on schedule, with any potential problems dealt with as they arise.

Rental
Prior to settlement, we can arrange for a good managing agent and first tenant if the property is to be leased out.


Our Reporting & Negotiation Service is available for once-off negotiations on a single property, or for multiple negotiations on several properties within a six month period. If you select the later, there is no limit to the number of properties we will report and negotiate on your behalf during the six-month agreement.
